12 The Borrower shall at all times hereafter keep the Lender indemnified against all actions, claims, suits, costs, demands and expenses which may be incurred, sustained or arise out of the non-payment of the premium or other moneys or Crown rent, property tax, rates, taxes, charges, outgoings and impositions or any part thereof payable in respect of the Property or the non-performance or non-observance of any of the covenants, obligations and agreements herein on the part of the Borrower to be performed or observed
